Federal Style Townhouse on Grand Street Listed for $2M
No sloped roof or dormer windows on this one, but I still think it qualifies as a federal style.
The humble three story brick building was listed on November 12th for $1,995,000 - about 8 times the price it sold for in 2001 according to Zillow. Yep, it sold for just $250k in 2001 and then for $990k in 2004.
Call me crazy, but I don't think it's that bad of a deal considering the average home in the Lower East Side in general now sells for nearly $1M according to a couple real estate sources, and here you'd get two levels of commercial space and two free market apartments to lease or use.



Pictures found on Zillow are a bit dodgy. Not the photos I'd select to showcase the inside of a building I'm trying to sell. Love the fridge adjacent to the in-unit laundry machines. There's an SD TV with security footage on top of the washer. What is going on here?
One picture literally has the date (2009) because it was taken with a digital camera. Funny mix of old and new LES can be found on picture 2, which shows a massive and elaborate mosaic of a 7-branched menorah on a wall of a nail and hair salon. Still there? Probably.
The current tenant is (or was) Medows CPA, who've been there since at least 2013.
